A private showing is one of the easiest thirty minutes in real estate, but only if you show up prepared. Here is the simple playbook Tim recommends to every first-time buyer.

Book a real time slot

Use the calendar link on this site to lock in a time that works for you. A scheduled showing means the agent is ready, the lights are on, and you are not racing the clock with other tours.

Come with questions, not just intuition

You will know in the first minute whether the rooms feel right. That instinct matters, but bring your questions too: how old is the roof, what heats the house, where does the basement drain, what are the taxes? Homes like 4420 Phillip Street answer most of them out loud.

Look at storage, light, and systems
